Required Paperwork for Rental Applicants

  1. Letter of employment on the company letterhead. The letter must include hire date, title, base salary, and if applicable bonus
  2. Top 2 pages of the most recent 1040 tax return
  3. Balance page of most recent 1040 tax return
  4. Balance page of most recent bank statement
  5. 2 most recent pay stubs
  6. If needed, landlord reference letter on company letterhead
  7. If you own your property, a mortgage statement, or the deed that you own fee and clear
  8. Enlarged copy of your photo ID (155%)
  1. Letter from your CPA or accountant verifying your annual income
  2. Top 2 pages of the most recent 1040 or 1099 tax return
  3. Balance page of most recent bank statement
  4. If needed, landlord reference letter on company letterhead
  5. If you own your property, a mortgage statement, or the deed that you own free and clear
  6. Enlarged copy of photo ID (155%)

NOTE: You will need a guarantor if you are not employed

  1. State or Federal issued ID and student ID
  2. Copy of school schedule
  3. Recent bank statement
  4. F1-Visa (if international student)
  5. Guarantor (see below for needed documents)

Guarantor

NOTE: To qualify as a guarantor you must show an annual income of 80 to 100x the monthly rent and have excellent credit. Tri-state guarantors preferred.

All documentation requested above is the standard paperwork required by most landlords in New York City. Not all landlords have the same requirements and may ask for more paperwork that stated above.
